This position is non-exempt and reports to the Executive Director.
Responsibilities Supervising and participating in maintenance activities; enforcing safety rules; coordinating work with residents; maintaining inventory; maintain records and files.
Provides daily direction and guidance to assigned maintenance personnel.
Supervises and participates in the maintenance and repair of Authority buildings and related equipment.
Ensures work complies with all standards and regulations.
Ensures all safety rules and regulations are followed.
Directs employees and contractors engaged in performing the following repairs:
structural, electrical, carpentry, HVAC, plumbing, and mechanical of the buildings.
Assists with evaluating the work performance of employees and administers disciplinary policy Inspects Authority-owned and operated facilities to assist with planning for maintenance and repair activities.
Analyzes and resolves work problems.
Assists workers in solving work problems.
Prepares a variety of reports on activities and updates from management company Maintains time and monitors production reports daily, to ensure employee productivity meets current work standards.
Monitors employees work performance, customer services skills through quality control.
Performs related tasks as required.
EDUCATION, TRAINING AND
Experience:
Any combination of education and experience equivalent to graduation from high school and considerable experience in skilled maintenance and repair work.
Supervisor experience preferred.
LICENSING REQUIREMENTS:
Valid Driver's License INDEPENDENT JUDGEMENT/DECISION MAKING/PROBLEM SOLVING:
Performs related work as required.
Work is performed under regular supervision.
Often makes recommendations to work procedures, policies, and practices.
Chooses from limited alternatives to resolve problems and occasionally independent judgement is required to complete work assignments.
Ability to supervise subordinate staff in a fair and consistent manner.
Practice effective delegation.
Often makes recommendations to work procedures, policies and practices.
Refers usual problems to supervisor.
KNOWLEDGE, SKILLS AND ABILITIES:
Supervision is exercised over assigned maintenance personnel; ability to interpret policies and procedures and enforce same; precautions; ability to identify maintenance and repair problems; ability to maintain records and logs; ability to plan, evaluate and supervise the work of subordinates; ability to establish and maintain effective working relationships with associates and residents.
PHYSICAL REQUIREMENTS:
To perform this job successfully, the employee is frequently required to remain in a stationary position.
Daily movements include sitting; standing; operating computers and other office equipment; moving about the office; and attending onsite and offsite meetings.
The employee must be able to communicate via email and verbally via telephone.
